Vistry gets the go ahead for 375-home mixed tenure community from Basildon Borough Council

Vistry, the UK’s leading provider of mixed‑tenure homes, has secured a resolution to grant outline planning permission from Basildon Borough Council for the delivery of a 375-home mixed-tenure community and early years nursery in the west of Basildon.

Of the 375 high-quality new homes, 50% will be affordable, delivering the mix of housing that local residents need. The new neighbourhood has been designed to maximise connectivity, combining integrated infrastructure, a wealth of open spaces in addition to an Early Years and Childcare (EYCC) facility.

The 20-hectare development will deliver extensive green infrastructure, with more than a third of the site set aside as publicly accessible open space, alongside new walking routes and sustainable drainage features. Access will be from both Mandeville Way and Lower Dunton Road, with improvements to pedestrian, cycle and bus connectivity secured as part of the approval.

The development is located to the west of Basildon and is bounded by Mandeville Way and a woodland corridor to the east; an existing residential development to the south, including Royale Dunton Court; and Lower Dunton Road to the west. The land to the north is subject to a separate planning application for up to 146 homes, which has previously been resolved to be approved by Planning Committee, subject to the completion of a legal agreement.

The next stage will see the completion of a Section 106 agreement and the submission of reserved matters applications covering layout, scale, appearance and landscaping.
